We were up on a tile roof in North Phoenix recently doing a complimentary inspection - and this is exactly why those inspections matter. From the ground, this roof looks fine. Totally normal. But once you're up there walking it, the story changes.

The tile itself is still holding up, which is pretty common. Concrete tile is durable and can last a long time. The problem is what's underneath it. The underlayment - the waterproof layer that actually keeps water out of your home - was around 20 years old. At that age, it gets brittle, it cracks, and it stops doing its job. You can see areas where tiles have shifted or broken, exposing the underlayment beneath. That's a vulnerable spot, especially heading into monsoon season.

Here's the thing about tile roofs that a lot of homeowners don't realize: the tile is basically just the armor. The underlayment is the actual waterproofing. When that layer wears out, you're one good rainstorm away from a leak - even if every tile on the roof looks perfectly intact from your driveway.

Catching this kind of wear early is what makes the difference between a targeted repair and a full replacement. We were able to document exactly what we found, walk the homeowner through it, and talk through their options without any pressure. That's what a real roof inspection should look like.

If your tile roof is getting up there in age and you haven't had anyone take a close look in a while, it's worth doing. We offer complimentary inspections throughout the North Phoenix area - no strings attached, just an honest assessment of what's going on up there.
