This one was a full tile re-felt in the Trovaré neighborhood of North Phoenix. The existing felt had run its course - which is completely normal for tile roofs in the Valley. The tiles themselves were in good shape, so the play here was to pull them, replace everything underneath, and set this home up for another long stretch of solid protection.

Here's what we were working with: stripped decking, fresh OSB where needed, and a clean slate to do the job right. We went with FT Synthetics Platinum HT SA self-adhered underlayment - a peel-and-stick product that bonds directly to the deck. No mechanical fasteners punching through the membrane. That matters a lot in Phoenix, where heat cycles are brutal and any weak point in the underlayment becomes a liability over time.

We also ran 3x3 drip edge along the perimeter and added attic ventilation to the system. The ventilation piece is something a lot of homeowners don't think about until they're dealing with heat buildup or moisture issues. A properly vented attic helps regulate temps under the deck and keeps the whole roofing system working the way it should - especially heading into monsoon season.

Tile roofs are often misunderstood. People see the tiles and assume the roof is fine. But the tiles are really just the outer shell. The underlayment is what actually waterproofs the home. When that felt dries out, cracks, or starts to separate - which it will after enough years under a Phoenix sun - you're exposed. Getting ahead of that before leaks show up is always the smarter move.
